The New Noida project is taking a significant step forward, with the first phase of land acquisition planned across 37 villages in Gautam Buddh Nagar and Bulandshahr. The development is expected to create new opportunities for industry, logistics, housing and supporting commercial activities in the region.

13 Villages in Gautam Buddh Nagar: Anandpur, Bairangpur, Beel Akbarpur, Chhaysa, Dayanagar, Girirajpur, Kot, Milak Khandera, Nagla Kamru, Nagla Nyansukh, Nekrampur, Phoolpur & Sainthali.

24 Villages in Bulandshahr: Birondi Fauladpur, Birondi Tajpur, Chola, Dimri Adilpur, Gopalpur, Hridaypur, Jokhabad, Kaithara, Kanwara, Kadu, Kishanpur, Lohakar, Muradabad, Nagla Barodha, Nawada, Rajrampur, Rajpur Khurd, Sabdalpur, Salempur Kayasth, Sanwali, Shahpur Kalan, Sherpur, Sikra and one additional revenue village included in the notified first-phase list.

The larger New Noida (DNGIR) development covers approximately 209 sq. km across 84 villages and is planned with a strong focus on industrial development, supported by residential, commercial, institutional and green areas.

Why It Matters: For landowners, investors and businesses, New Noida represents a significant long-term development opportunity. As infrastructure, connectivity and industrial activity develop, the region could emerge as an important industrial and investment corridor within the NCR.

A major step forward has been reported for the proposed ₹4,000-crore elevated road connecting Noida and Greater Noida, with the route now finalised.

The planned corridor is expected to provide commuters with a smoother and more convenient connection between the two rapidly growing cities. As traffic continues to increase across the Noida–Greater Noida region, the new elevated road could offer much-needed relief on existing routes and improve overall mobility

The project is registered under UP RERA, with completion scheduled for June 2031. Its strategic location and planned amenities position Gaur Alaris as a significant residential development in the rapidly growing Yamuna Expressway region.

From a real estate perspective, improved infrastructure is closely watched by homebuyers, businesses and investors. Faster access to key areas can make surrounding locations more attractive for residential, commercial and industrial development.

A major development is being proposed along the Yamuna Expressway, with plans for a 500-acre “Japan Cityˮ in the YEIDA region. The project is expected to strengthen the connection between Uttar Pradesh and Japanese businesses while adding another important development to the rapidly growing Yamuna Expressway corridor.

The proposed Japan City is planned in Sector 5A of the YEIDA area, close to the upcoming Noida International Airport. The idea is to create a dedicated environment where Japanese companies can establish manufacturing units, offices and other business operations.

The development could support sectors such as manufacturing, automobiles, electronics, technology and logistics, while also creating demand for supporting commercial and residential infrastructure.

For the Yamuna Expressway region, projects of this scale are significant because they can bring new businesses, employment opportunities and infrastructure investment. The growing connectivity around the airport and industrial areas is also making the region increasingly attractive to investors and businesses..

From a real estate perspective, the proposed Japan City could further strengthen demand for industrial land, warehouses, commercial spaces and residential properties in the surrounding YEIDA sectors.
