YEIDA has launched a new Group Housing Plot Scheme offering 10 plots across Sectors 17, 18, 20 and 22D in the Yamuna Expressway region. The scheme is part of the Authority’s ongoing urban development push around the Noida International Airport.

The 10 group-housing plots range from 11,513 sq. m. to 50,600 sq. m. Sector 17 has four plots, Sector 18 and Sector 20 have one each, while Sector 22D has four plots. The reported allotment rate is ₹52,500 per sq. m., with the largest 50,600-sq. -m. plot carrying a reported reserve price of approximately ₹265 crore.

Applications require a ₹5 lakh processing fee and 10% earnest money deposit. Registration began on September 25, 2026, with applications due by October 26. Qualified bidders are scheduled to be announced on November 16, followed by e-auction from November 18.

On September 16, 2026, YEIDA announced schemes for allotment of Senior Secondary School plots and Corporate Office plots, adding education and business infrastructure to the developing Yamuna City corridor.

The authority has also recently introduced hotel and group housing plot schemes, reflecting a broader push to create integrated development around the Noida International Airport. Earlier in August, YEIDA’s board cleared plans for a 500-acre medical hub and a 480-acre university township, alongside other projects in the Jewar–Noida Airport region.

For the real estate market, these institutional developments can strengthen the supporting ecosystem for residents, employees and businesses. However, market impact will depend on project execution, infrastructure delivery, connectivity and timelines.

Rental demand across Noida and Greater Noida is gaining attention in 2026, supported by corporate activity, improving connectivity and continued residential development. Noida’s rental market has recorded year-on-year growth, while the Noida–Greater Noida Expressway has remained an important residential and employment corridor. Savills data reported a 9% YoY increase in Noida rentals, with the Expressway micromarket recording a 19% rise in quoted rents in 2025.

Current market commentary also points to growing tenant interest in Noida and Greater Noida from working professionals seeking modern housing with access to offices, metro corridors and major roads.

For landlords and buyers, rental performance can vary significantly by sector, property type, furnishing, connectivity, society amenities and tenant profile. Therefore, rental comparisons should be made at the micro-market and project level, rather than using city-wide averages.
