Noida Real Estate Monthly Update

Gaurs Group has launched Gaur Alaris, a luxury residential project in Sector 22D along the Yamuna Expressway, near Noida International Airport. Spread across 11.8 acres, the project will comprise around 1,088 apartments, with prices starting at approximately ₹1.32 crore.

The residences will range from 1,500 to 2,000 sq. ft., supported by more than 65 lifestyle amenities, nearly eight acres of landscaped greens and a clubhouse spanning over 1 lakh sq. ft.

Gaurs Group expects Gaur Alaris to achieve sales realisation of approximately ₹1,900 crore. The launch comes at a time when residential development along the Yamuna Expressway is gaining momentum, supported by major infrastructure projects, improved connectivity and the upcoming Noida International Airport.

The project is registered under UP RERA, with completion scheduled for June 2031. Its strategic location and planned amenities position Gaur Alaris as a significant residential development in the rapidly growing Yamuna Expressway region.

Hindon Bridge

A new six-lane bridge over the Hindon River is set to strengthen connectivity between Noida and Greater Noida, offering commuters a faster and more convenient alternative route. The approximately 290-metre-long bridge will connect Noida’s Sector 146 area with Knowledge Park 3 in Greater Noida, improving direct movement between the two rapidly developing regions.

The new link is expected to reduce dependence on busy routes around Pari Chowk, the Noida Expressway and the Surajpur-Kulesra Road, potentially helping commuters save travel time during peak hours. It will also improve access to residential, commercial and institutional developments located on both sides of the Hindon River.

According to recent reports, construction of the bridge is nearing completion, while work on the approach roads is being progressed ahead of its opening. Once operational, the infrastructure is expected to ease traffic pressure on existing routes, improve daily commuting and support smoother connectivity.

The Yamuna Expressway Industrial Development Authority (YEIDA) is planning a 100-acre Animation, Visual Effects, Gaming, Comics and Extended Reality (AVGC-XR) Park near Jewar, adding another major development to the rapidly emerging Yamuna Expressway corridor.

A proposed AVGC-XR park is planned adjacent to the upcoming International Film City in Sector 21, near Noida International Airport. The initiative aims to create a dedicated ecosystem for animation, visual effects, gaming, digital content and emerging entertainment technologies, positioning the region as a potential centre for India’s growing creative economy.

The proposed park is expected to complement the International Film City and strengthen the area’s position as a hub for media, entertainment, technology and creative industries. By bringing related businesses, studios, technology companies and skilled professionals together, the development could encourage collaboration, innovation and new investment opportunities.

The International Film City itself is being developed in Sector 21 under a public-private partnership model and is expected to become a major entertainment and media destination in the region.

The AVGC-XR Park is expected to boost economic growth, create jobs, attract businesses, and expand digital entertainment opportunities.

Greater Noidaʼs social infrastructure is expanding, but the ground reality remains mixed. The city already has established schools, colleges, hospitals, shopping centres, sports facilities and wide road networks in several developed sectors. New projects are also adding to the healthcare and education ecosystem, including an ESIC Hospital in Greater Noida West and a composite school in Jewar.

Connectivity is also improving. The proposed Aqua Line extension from Botanical Garden to Sector 142 is expected to strengthen links between Noida and Greater Noida. A six-lane Hindon bridge, targeted for opening in September 2026, is expected to provide another direct connection between key residential and commercial areas.

However, development is not uniform. Recent reports from Sadullapur highlight gaps in basic roads, drainage and healthcare access despite its earlier "smart village" designation.

The reality: Greater Noida is developing rapidly, but future growth will depend on how consistently civic amenities keep pace with residential expansion.
